2. Applicable data protection rules
This notice addresses Thailand’s Personal Data Protection Act B.E. 2562 (2019), or PDPA. Where processing falls within the scope of the European General Data Protection Regulation (GDPR), its requirements also apply. Being based in Thailand does not exclude the GDPR where an offer specifically targets people in the EU.
3. Website access and technical logs
When you visit, the hosting provider and its technical services may process your IP address, date and time, requested URL, data volume, HTTP status, browser/device information and, where supplied, the referring page. This supports delivery of the website, troubleshooting and protection against misuse. The basis is the legitimate interest in secure and reliable operation (PDPA Section 24(5); GDPR Article 6(1)(f), where applicable). Technical logs are needed only for as long as required for operation, troubleshooting and security checks. Evidence of a specific security incident may need to be retained longer for investigation.
4. Contact form and email
When you contact us, we process your name, email address, message and, if selected, the property and related offer details. Technical delivery and security data may also be processed. We use this information to answer enquiries, arrange viewings and prepare a possible contractual relationship. The bases are steps before a contract or performance of a contract and our legitimate interest in handling general enquiries (PDPA Sections 24(3) and 24(5); GDPR Article 6(1)(b) and (f), where applicable). Contacting us is voluntary. Without a working email address and the necessary information, we may be unable to handle your enquiry. Please do not send passport copies, health information or other sensitive data through this form.
5. Recipients and service providers
Access is limited to those handling enquiries on behalf of the provider and, where necessary, hosting, IT and email service providers. The contact form uses an authenticated united-domains SMTP service (smtps.udag.de), rather than an external form service such as Formspree. Information is shared with lawyers, viewing contacts or other specialists only where needed for your requested support, legally permitted or covered by separate consent. We do not sell your contact information.
6. Processing in Thailand and international transfers
The provider is based in Thailand, where enquiries addressed to her are handled. Technical service providers may process data in other countries depending on their location. International transfers are subject to the applicable requirements of PDPA Sections 28 and 29 and, where applicable, GDPR Articles 44 onwards. You may request details of the transfers and safeguards relevant to your enquiry using the contact address above. Submitting an enquiry is not blanket consent to arbitrary further transfers.
7. Retention
Enquiries are retained as long as needed to handle them and, where relevant, the resulting contractual relationship. Afterwards, data is deleted unless legal retention obligations or legitimate reasons, including establishing, exercising or defending legal claims, require continued retention. Relevant criteria include the progress of the enquiry, its contractual context and applicable legal obligations. Backup copies are removed through normal overwrite cycles.
8. Cookies, JavaScript and local media
This website uses Loglesk for statistical audience measurement, but does not use advertising pixels or externally loaded fonts. The following section explains this measurement. Images, the PDF and video are served from this website. JavaScript supports the image strip, legacy links and the contact form; page content remains readable without JavaScript. When the form is used, the server may set a technically necessary session cookie to secure submission. Session data is not used for advertising recognition. The previous browser-based demo administration is not part of this website.
9. Audience measurement with Loglesk
We use Loglesk (loglesk.io) to analyse usage statistics and improve this website. An external Loglesk script is loaded when a page is opened, establishing a connection to its servers. According to the provider, its analytics work without cookies or personal visitor profiles. Statistics include, for example, page views and device types. This serves our legitimate interest in improving the website (PDPA Section 24(5); GDPR Article 6(1)(f), where applicable). Further provider information:

10. External links
External websites are accessed only when you follow a link. Their operators are responsible for their own processing of personal data. Opening a link may transmit your IP address and technical browser information to that website.
11. Your rights
Subject to the applicable law, you may request access and a copy, correction, deletion, restriction, objection and, where applicable, portability or information about the source of your data. You may withdraw consent at any time for the future. For an objection to processing based on legitimate interests, we consider your particular situation. Legal conditions and exemptions may limit these rights. Appropriate proof of identity may be needed to handle requests securely. This website does not make solely automated decisions with legal or similarly significant effects.
12. Complaints
You may contact Thailand’s Personal Data Protection Committee (PDPC); information is available at
www.pdpc.or.th
. Where the GDPR applies, you may also complain to a competent European supervisory authority, particularly in the country of your habitual residence, workplace or the alleged infringement.
13. Date and changes
